Save time and money with the best modular homes in Edmonton!

Training and Certifications. Every modular home builder we recommend should have the proper training and certifications, preferably from institutions like the Northern Alberta Institute of Technology and the Professional Home Builders Institute.

They should also have the proper licenses from the Government of Alberta. To be more specific, they should have the CSA A277 certification, which verifies that their homes comply with the local requirements.

Quality of Materials. We visited some of the modular homes that the builders have constructed and judged the quality of the materials used. We also looked up their suppliers and factories where the homes are built.

Variety of House Models. We looked for modular home builders with a diverse array of modular house models in their portfolio. They get plus points from us if they let clients customize their preferred modular home.

Pricing. As much as possible, the modular home builder’s rate shouldn’t go beyond C$200 per square foot. We’d also like it if they provide free quotes to clients so that they could see if they could afford the builder’s services.

Hiring a home builder to construct your dream house is the ultimate goal for most people, including me, but for some, it isn’t. And it’s understandable; it ain’t cheap, and it requires a lot of planning.

Thankfully, there are alternatives to building a full house from scratch: modular homes! A modular home is prefabricated, which means its sections (or modules) are constructed somewhere else and then delivered and assembled on the intended site.

This option is relatively more affordable and requires less hassle. If you’re interested, here are the places offering the best modular homes in Edmonton.

How much does a modular home cost in Edmonton?

Modular homes in Edmonton usually cost around C$100 to C$200 per square foot, with the factors affecting the final price being the quality of materials, customization level, and size.

So, if you’re constructing a 1,500-square-foot modular home, the price range falls between C$150,000 and C$300,000.

For many people who have chosen to go with modular homes, Pleasant Homes comes highly recommended. And I can see why; this company has been in operation since 1983, and in that time, they’ve garnered an impressive clientele.

What people like most about Pleasant Homes is the impressive lineup of houses. You have four options: Garden Suite, Cottage/Recreation, Acreage Living, and Park Model. Each has its own style, so you can choose the one that fits yours.

If the house you like doesn’t totally fit your vision, you can customize it however you want. Just reach out to the team and tell them your ideas for the floor plans and design. They’ll also give you a free quote while you’re at it.

That said, I’ve heard some clients complain about poor craftsmanship. One told me a few concerns, such as the team not installing a proper attic hatch, the house not being wired or plumbed to code, and more.

It’s a good thing that this company offers a warranty, so clients can still get the issues fixed. But it would’ve been better if the craftsmanship were already stellar from the start.

Pros

  • Over 40 years in the business
  • Impressive lineup of modular houses
  • Customization available
  • Free quotes
  • Warranty available

Cons

  • Poor craftsmanship sometimes

Fast and efficient

Travis did an excellent job levelling my house! He was very fast and efficient. 100% recommend Pleasant Homes Ltd, they were able to book me in within 2 weeks of calling which beat anyone other company I called! Thank you Travis!

Excellent quality of installation work

Replaced all the skirting on my mobile home in Willow Park Estates with New Gray parched insulated skirting. The quality of the install work and product was excellent. The installation team was very clean, professional and respectful to my and my neighbors properties. They also took the time to explain the process to me and did an inspection of my belly wrap and touched up some taping of the wrap under my house. I give an A+ to the office and install team. They will absolutely be contracted to handle any future needs re my mobile home. It is great to see that there are still companies that place high priority on customer service and satisfaction. Their price was very competitive based on several enquiries I made prior to awarding the job.

Jandel Homes also boasts a wide array of modular home options, which is why they’ve won the approval of many homeowners. Their modular houses come in various sizes as well. From two-bedroom to seven-bedroom options, they have them!

They even sell pre-owned modular homes! This option is great for people who want something slightly cheaper or if you just want something ASAP.

Oh, and they can do commercial projects, too. So, call them if you want to set up a shop or an office, but don’t want the hassle of hiring a construction company.

If you’re interested, you can browse their gallery or even book a house tour. Alternatively, you can schedule a consultation in which you tell them about your vision and they give you a free quote.

The customer service could be better, though. One client shared that they kept finding errors, some requiring a lot of time, and yet the technician didn’t return.

The client reached out multiple times about this, but she only got the same response (“we’ll look into it”) or her emails got ignored. This is incredibly frustrating, and I hope the company has improved since then.

Pros

  • Wide array of home options
  • Pre-owned modular homes available
  • Caters to both residential and commercial clients
  • House tours available
  • Free quotes

Cons

  • Poor customer service (e.g., giving half-hearted responses or ignoring emails)

Patient sales representatives

Melissa Hawke was our sales representative and she was very patient and helpful to us as we chose our Jandel home and upgrades. We are very happy with our new Jandel home. She was very knowledgeable and guided us through the entire process of selecting each aspect of the home. Thank you Melissa!

Beautiful house, knowledgeable staff

We recently visited Jandel Homes, Cameron Desjarlais was the person we dealt with. Cameron was knowledgeable, pleasant and not pushy at all. We never felt rushed as he let us tour all the show homes, he then answered our numerous questions. Highly recommend Cameron as a sales person. Thank you Cameron for your time and information you shared with us. Your homes are beautiful.”

Modern Modular is a well-known modular home builder in both Canada and the United States, so you can’t go wrong with them.

As their name says, this builder is the perfect choice for people who want a modern design. The options here offer dark and neutral colours with a minimalist interior and a sleek finish.

There are six types, which is a good number. That said, most of them are only two-bedrooms, with one option having three. So, if you want a modular house with more bedrooms, you’ll have to go to a different builder.

The customer service is praiseworthy as well. One client shared that when he met up with Koltaen, the main representative, he was responsive and answered all the questions clearly. Because of this, the client felt like he was a valued customer.

From our first meeting with Koltaen, he answered our questions to our satisfaction and was responsive to our needs as a customer. He made me and my wife feel like valued customers. Everything said he would do, he and Modern Modular delivered. Overall, we are very satisfied with Koltaen’s service and with the Modern Modular product. I would be pleased to provide a reference for Koltaen at any time in the future.

Easy to work with

We stumbled on Western Modular in August and toured a couple homes they had on their lot. We talked to the sales department and they walked us thru the process of customizing one of the plans they had. We signed and put deposit down in October and house was ready middle of June. We loved the fact that we could add many upgrades with better and extra R value insulation. The house was built indoors out of the elements. We had the option to outsource some of the products if we couldn’t find what we wanted with their suppliers. We were always apart of the process with many walk though at different stages for the ability to tweak things. Products were top grade and many options to pick from. Delivery was amazing to see the professionalism of how it was set on our basement. The crew was easy to work with and worked hard and quick. Nice not having to pay for contractors travel like you would with a stick build or contractors not showing up. I strongly believe we saved money and time by doing a custom modular. We are on a hill next to a main highway and we have had tons of complements and people stopping in to ask about our home. If you are considering building they are work it to stop and check them out.”

What I find impressive about MODSOLID is their versatility. Building single-family homes is their bread and butter, but they can also do multi-family projects like duplexes and apartment buildings, and even commercial spaces!

Another great thing about MODSOLID is that they’re a semi-custom builder, which I think combines the best of both worlds. You can pick from their available designs, then you can alter the blueprints, room layouts, and the like until the home is to your liking.

Clients also like the support they got. The receptionist was kind and welcoming, and she answered all their questions and provided a sample portfolio to anyone interested. Meanwhile, the team handles the permits and overall logistics well.

Unfortunately, some people complained about the team not listening to their visions. One shared that the initial quotes he got didn’t match what he wanted and told the team at the start. He eventually cancelled the project.

Others remarked that the team can be unresponsive at times, especially when the product is underway, and this can be incredibly frustrating.

Pros

  • Versatile
  • Serves both residential and commercial clients
  • Semi-custom builder
  • Kind and welcoming receptionist
  • Handles permits and overall logistics well

Cons

  • Sometimes, the team doesn’t listen to the client’s vision
  • Sometimes unresponsive

Great experience overall

We had a really great experience. The receptionist was really kind and welcoming. She answered all of our questions and sent us home with some floor plans of a few show homes we liked. Overall a nice experience, thank you.

Excellent to work with

We purchased a ModSolid home from Dan in March. We liked the design, layout and finishing (drywall). We received excellent support from them for site location, access, permit documents and overall logistics. They were excellent to work with. It was a very good experience for us.”
