The building brings serious convenience to the table, featuring an impressive selection of floor plans along with luxury finishes like quartz countertops and in-suite laundry.
We also learned that the residents have access to an awesome lineup of amenities. They have a pet spa, a yoga room, and a massive rooftop terrace perfect for summer evenings.
When our friend moved into a one-bedroom here last year, we couldn’t get over how bright and modern the space felt during our housewarming dinner.
However, there’ve been some noticeable communication delays and billing hiccups since their recent ownership transition.
Despite those, the central location and premium indoor spaces make it a compelling choice for downtown living.

Has been fantastic right from the start
It’s been a month since we moved into our new apartment, and Evgenia has been fantastic right from the start. She took care of all the moving details—like booking the elevator, handling paperwork, and setting us up with amenities. What really stood out was how she managed to cheer me up on an otherwise tough moving day. She’s always available to help with any questions we have and does a great job supporting everyone in the building. I truly appreciate everything she does to keep things running smoothly. Big thanks to Evgenia for everything!

Contact: (825) 202 – 7276
Hours: Monday to Friday 9:00 AM to 6:00 PM; Weekends & Holidays 12:00 PM to 5:00 PM
Hat at Five Corners is the place for those hoping to catch stunning views of the North Saskatchewan River. This property offers European-inspired open-concept suites.
Positioned perfectly in the emerging Quarters District, you’re just steps away from the River Valley trails, local retail, and quick LRT access.
The building really shines when it comes to shared features, providing everything from a rooftop patio and an electric vehicle (EV) charging station to secure bike storage.
You also get peace of mind with on-site staff available seven days a week and controlled key-fob access.
On the flip side, some suites can run a bit chilly during the harsh winter months, requiring the use of supplementary electric heaters. The parkade has also been known to get somewhat dirty.

Residents are friendly and the building management are outstanding
We lived in a lovely 3-bedroom 11th floor apartment and had a very positive experience. We only moved out as we bought a home in the suburbs. The building is modern, secure, clean, and handy for downtown. The apartment and appliances were ‘as new’. Residents are friendly and the building management are outstanding: friendly, professional, and responsive. The maintenance team were always happy to help out and the cleaning team are thorough with keeping the communal areas looking great. Highly recommended.

3. The Switch at Station Lands

Address: 10465 – 101 Street
Contact: (780) 217-3065
The Switch at Station Lands delivers modern living through integrated smart-home features and diverse layouts ranging from studios to three-bedroom apartments.
Choosing a home in this vibrant downtown location ensures that daily routines stay convenient while upscale interiors like quartz countertops elevate everyday comfort.
Their builders equip apartments with individual air conditioning and smart tech to maximize resident convenience. This makes working and relaxing feel effortless.
Moreover, you can access their dedicated coworking lounges, a golf simulator, and pet-friendly spaces to support diverse routines without leaving the building.
Unfortunately, their mandated single-provider utility setup limits personal service choices. Occasional smart-tech glitches and construction dust during move-in can also be frustrating, so preparing for minor growing pains helps set realistic expectations.

Literally in awe of everything that this rental provides to its tenants
Recently I had the pleasure of touring this year old apartment building. I can honestly say that I was literally in awe of everything that this rental provides to its tenants. If you are looking for a safe, secure, well thought out in its design apartment building to reside in, then this is the one!
On another note, Vishal the Leasing manager provided an excellent in-person tour of available units and was kind, friendly and did not hesitate to answer any of my questions.

4. The Parks

Website:https://livetheparks.com/
Address: 10135 – 108 Street
Contact: (587) 408-6899
Hours: Monday to Friday 11:00 AM to 7:00 PM; Saturday 11:00 AM to 6:00 PM; Sunday 11:00 AM to 5:00 PM
The Parks creates a lifestyle-focused community by emphasizing wellness and social connectivity across studio to three-bedroom floor plans.
Settling into this dynamic neighbourhood ensures that everyday living seamlessly balances relaxation with active social opportunities right at home.
Their property managers curate extensive shared indoor and outdoor spaces while securing exclusive local partnerships for residents. As a result, gathering in vibrant game rooms or working from dedicated coworking lounges feels completely convenient.
From what we gathered, they even organize community events that help neighbours connect and build genuine relationships in comfortable lounges.
One thing to note is that vehicle maintenance requires extra attention. Dust frequently accumulates inside the underground parkade when cars drive through quickly, so expecting occasional garage upkeep delays helps prevent minor move-in surprises.

I had a really great experience with the team from the very beginning. From the first tour of the building to getting the keys to my apartment, everything went smoothly and everyone was very helpful. Ensure your experience is everything you could ever imagine
Staff: Ask to speak with Ruhul and you won’t be disappointed. He will move mountains to ensure your experience is everything you could ever imagine when signing a lease and moving into your new apartment. Highly recommend.
Building: By far one of the best apartment gyms I’ve seen .. if they added even just a few more pieces to fill up the space – it would rival your local gym. Additional amenities are great with an amazing rooftop lounge for 360 views of Eddy.

The Carlton Apartments is the answer for all budget-conscious renters. The heat and water are entirely included in the monthly rent here, taking the stress out of utility planning.
This building is a classic downtown high-rise that features cozy studio, one-, and two-bedroom layouts with stunning panoramic city views. The location is accessible, placing you within easy walking distance to nearby attractions and campuses.
Moreover, you get plenty of practical everyday conveniences. You’re also near an on-site laundry facility and fitness room, and a handy little convenience store located right in the building.
A potential drawback is the move-out process, as management is known to apply strict security deposit deductions for extra cleaning. Plus, larger families will need to look elsewhere since there are no three-bedroom options available.

I feel very safe here
I’ve been here for a year now and still pleased staying here at The Carlton Apartments. It’s a hidden gem downtown that is quiet, peaceful plus close to the river valley, LRT, bus stops, and other amenities. It’s just the right space for me and the rent is reasonable. Ana is also such a wonderful building manager. She is kind, approachable, helpful, and very responsive to any questions or concerns. I feel very safe here and would recommend this place to anyone considering to live downtown.
